Tax on rental income in Bulgaria: how much, and when it is paid
If you rent out a room as an individual in Bulgaria, the tax is 10% on 90% of the rent you receive: for a €350 room that is €378 a year, or €31.50 a month. It is paid in advance for the first three quarters and settled with the annual return by 30 April. No social security contributions are due on rent. When it is paid
- Quarter 1: 94.50 € in advance, by 30.04, with an art. 55 declaration.
- Quarter 2: 94.50 € in advance, by 31.07, with an art. 55 declaration.
- Quarter 3: 94.50 € in advance, by 31.10, with an art. 55 declaration.
- Annual tax return by 30.04 of the next year; it settles what was paid in advance. No advance is due for the fourth quarter.
- Enter the rent. The monthly rent and how many months of the year the room was let. If bills are included in the rent, the whole rent is income; if the tenant pays them to the suppliers separately, they are not.
- See the tax and the dates. 10% on 90% of the rent received, in advance for the first three quarters and settled with the annual return by 30 April.
- Declare it. Advance tax is declared with an art. 55 declaration to the NRA by the end of the month after the quarter; the annual return under art. 50 is filed from 10 January to 30 April. All of it online, with a PIK code or an electronic signature.
- How much tax does an individual pay on rental income in Bulgaria?
- 10% on 90% of the rent received: the law allows 10% normative expenses and taxes the rest at the flat rate. For a €350 room that is €378 a year.
- When is the rental income tax paid?
- In advance for the first, second and third quarter, by the end of the month after each (30 April, 31 July, 31 October), with an art. 55 declaration. No advance for the fourth quarter; the annual return by 30 April settles everything.
- My tenant is a company. Who pays the tax?
- The company or self-insured person withholds the tax when paying, remits it for you and files the art. 55 declaration. You get a statement of amounts paid and report the income in the annual return.
- I have a reduced working capacity decision. Do I owe tax on rent?
- At 50% or more, the sum of your annual taxable incomes is reduced by 7,920 лв. (€4,049.43). If the year’s rent is below that, no tax is due; the relief is claimed with the annual return.
- Are social security contributions due on rent?
- No. Rental income is not employment income and carries no social security contributions, only the tax. If you have no other insurance, health contributions are due separately, regardless of the rent.
- Do I have to declare the rent if my tenant needs address registration?
- The address-registration declaration is not a tax document, but it puts the rent on record. The honest course is to declare it; the arithmetic above shows that for a room it is tens of euro a month.
