On Strehana the people looking for a room in Sofia come with a card: budget, areas, when they move in, how they live, which languages they speak. You list your room for free, applicants come to you with a profile, and you choose a person rather than the first caller. Your address is not shown until you decide. No agent and no commission.

Each of them has said what they can pay, in which areas and from when. Nobody writes «is it still available»; you see who fits the room and the home before you answer. Many of them are newcomers who read English and would rather rent from someone who does too.
What you get
- Applicants with a profile: age, what they do, whether they smoke, whether they have a pet, their schedule, their languages. You see it before the first message, not after the viewing.
- A fit with your home: the person's card and your listing are read together, so someone looking for quiet does not write about the room next to a kitchen with guests every Friday.
- Optional identity verification: with a verified profile you can accept applications from verified people only.
- Your address is hidden. Everyone sees a point 100 to 125 metres away and the neighbourhood. You give the exact place in the chat, when you decide.
- A conversation in your Inbox, without handing your phone number to a stranger. It opens when you like an applicant.
- Free. Listing, choosing and chatting cost nothing. A promoted place in the feed exists, optional and labelled; the prices are public.
How it goes
- You describe the room and the home in two short steps: photos, rent, deposit, bills, who lives there and what flatmate you are after. Ten minutes.
- Your listing enters the deck of the people whose filters it passes: area, rent, date, habits. It does not sink after an hour like a post in a group.
- Applicants come to you with a profile. You like the one who fits and the conversation opens. The others get nothing from you.
- The viewing, the contract and the deposit are between you. Strehana is not a party to the contract and holds no money.
What we do not do
- We do not show your address and we do not give out your phone number.
- We take no commission and no move-in fee.
- We do not order applicants by who pays, apart from the labelled promoted place. The order is explained on «How we order the cards».
- We do not decide by algorithm: every report is decided by a person.
Renting out a room in the flat you live in?
If you are a tenant looking for a flatmate for the flat you already rent, the listing is the same: you describe the room and yourself and get applicants who fit how you live. Check that your own contract allows subletting, and tell applicants who the owner is and how the rent is paid.
- What does it cost to list a room?
- Nothing. Listing, choosing applicants and chatting are free. A promoted place in the feed is optional, for 7 or 30 days, and labelled «Promoted».
- Who sees my address?
- Only you. Everyone else sees a point 100 to 125 metres from the room and the neighbourhood. You give the exact place in the chat, to whom you decide.
- Can I accept verified applicants only?
- Yes, if your own profile is verified through Evrotrust. Then only people with a verified identity can apply.
- My tenant asks for address registration. What do I sign?
- A declaration that you agree they live at the address, with your signature certified by a notary, plus a copy of the deed and the contract. It gives them no rights over the flat; it does mean the rent is on record. The landlord's guide explains it, and there is a contract template to sign with.
