Here we describe what Strehana is, what you can do in it, which rules apply to everyone and what rights you have. We keep it short and in plain words.
1. About these terms and about us
Strehana helps people find a room in a shared home, or flatmates. These terms apply to the website strehana.com and to the Strehana mobile apps for iOS and Android, whether you use them with an account or without one.
Strehana is provided by Визиум ООД (Vizium OOD), ЕИК (company number) 208647543, with its registered seat and address of management at гр. София 1113, р-н Изгрев, ж.к. Изток, ул. Николай Хайтов № 2, вх. Г, ет. 14, ап. 47 (Sofia 1113, Bulgaria), manager Владимир Красимиров Янакиев (Vladimir Krasimirov Yanakiev). When we write "we", we mean Vizium OOD.
How we process your personal data is described in the Privacy Policy (strehana.com/en/privacy). Cookies and similar technologies are described in the Cookie Policy (strehana.com/en/cookie-policy).
If you offer rooms on Strehana as a trader or in the course of a professional activity, Regulation (EU) 2019/1150 also applies to you. The description of ranking under its Art. 5 is in section 10, and restrictions and statements of reasons are in sections 9 and 14.
These terms exist in Bulgarian and in English. If the two texts differ, the Bulgarian one prevails.
2. Who may use Strehana
Age
Strehana is only for people aged 18 or over.
When you sign in, you confirm that you are 18 or over and that you accept these terms and the Privacy Policy. This is written next to the sign-in buttons on the login page, in the deck and in the card and listing forms on the website, and at sign-in and first setup in the app.
A date of birth on your profile is optional. If you enter one, we do not accept a date that makes you under 18.
One person, one account
Each person may have only one account. Do not create accounts for other people and do not use someone else's account.
One ЕГН (Bulgarian personal number) can verify only one account.
Identity check
You can verify your identity through Evrotrust. The check is optional.
You enter your ЕГН. We check with Evrotrust whether you have a registered and identified profile there and send you a request in the Evrotrust app. You confirm it in that app within 5 minutes.
We do not store your ЕГН. We store a keyed hash of it, so that one ЕГН cannot verify two accounts. From the ЕГН we take your date of birth and your sex as recorded in the civil register. They replace those details in your profile, and after the check you cannot change them.
We refuse the check when:
- the ЕГН is not valid;
- Evrotrust has no registered and identified profile with this ЕГН;
- an account, yours included, has already been verified with this ЕГН;
- the ЕГН shows that you are under 18. We then do not contact Evrotrust. Our team gets an alert and a person reviews the account. The account is not suspended automatically;
- an account verified with the same ЕГН was deleted less than 12 months ago.
When you delete an account with a verified identity, we delete the check's data. We keep only the keyed hash of the ЕГН and the date of deletion, for 12 months. During that time the same ЕГН cannot verify another account. After 12 months we delete those too.
An account with a verified identity gets a badge: a check mark labelled "Verified". The badge is not an endorsement and does not guarantee that the person is trustworthy.
Not every badge comes from a check through Evrotrust. Accounts verified earlier with a phone number kept their badge, and our team can also grant a badge by hand.
The badge gives:
- higher steps on the contact ladder (section 5);
- the option, for a host with a verified identity, to accept applications for their room only from people with a verified identity;
- a place in the deck of people who choose to see only verified accounts;
- 15 of the 100 profile completeness points (section 5).
3. Your account
You sign in only with Google or with Apple. Strehana has no passwords.
Your account uses the email address from Google or Apple. If it changes there, we change it on our side at your next sign-in. The email address cannot be changed separately in Strehana.
Keep your Google or Apple account safe, because that is how you sign in to Strehana. If you think someone else is using your account, write to us at legal@strehana.com.
The information about you in your profile must be true and up to date. You can correct it at any time, except your date of birth and sex after an identity check.
4. What Strehana is
Strehana connects people who offer a room in a shared home with people who are looking for a room or for flatmates. Only rooms are offered on Strehana, not whole homes.
Cards and room listings
- Card: you describe yourself and what you are looking for, for example budget, areas, when you want to move in, for how long and a few words about yourself. On the card you also choose whether you want to look for a home together with another person.
- Room listing: you describe the room and the home, the rent, the photos and where it is. We call a person with a live room listing a host.
You can have one live card.
Cards and room listings are live for 30 days from publication. You can renew them for another 30 days.
New cards and listings are published at once, without prior review (section 9).
The deck
The deck shows one card at a time: rooms and people. On each card you can send a like or pass.
- If you have a live room listing, the deck shows you people, not rooms.
- If you have no live room listing, the only people you see are those who want to look for a home together with someone.
- Passing is free. A card you pass or like does not come back among the ordinary cards.
- "Undo" brings back the last card you passed. When the deck runs out, "See the ones you skipped" brings back every card you passed.
- Without an account, your passes are kept only on your device, for 30 days.
How we order the cards is described in section 10.
Likes, matches and conversations
A like is a request for contact. What it sends depends on who likes whom:
- a host likes a person: this sends the person an invite for the host's room;
- a person likes another person: this sends them a buddy-up, an offer to look for a home together. This is only possible towards people who asked for it on their card;
- a person likes a room: this sends an application to the host.
You see who has liked you and can accept or decline. When you accept, a conversation opens between you and the other person.
If two people like each other, that is a match: both likes are accepted and the conversation opens at once. The same happens when a host invites a person who has already applied for the host's room, or when a person applies for the room of a host who has already invited them.
A like from the deck cannot be undone, but you can withdraw an invite, buddy-up or application you have sent.
In the conversation the two of you exchange messages. If either of you deletes their account, the conversation is deleted for both.
Blocking
You can block a person. After that, the two of you cannot message each other or like each other's cards, and you do not see each other in the deck. The blocked person cannot apply for your room. We do not tell them about the block. You can undo it in the settings.
Without an account
Without an account you can browse the deck, the cards and the room listings and like up to 3 cards (section 5). To write to people, answer likes and see people's profiles and habits, you need an account.
5. The contact ladder
Every like you send is a contact: an invite, a buddy-up or an application. We count your contacts over the last 24 hours, not over the calendar day. The limit is shared between people and rooms.
How many contacts you can send in 24 hours depends on your step:
- with an account, and no live card or listing: 6;
- with a live card or a live room listing: 12;
- in addition, your profile is at least half complete, that is it has at least 50 of 100 points: 20;
- in addition, you have a live room listing or a verified identity: 40;
- in addition, you have both a live room listing and a verified identity: 60.
Profile completeness points go from 0 to 100. They come from your name, photo, bio, date of birth, sex, languages, verified identity, habits, traits and interests.
These are not counted and have no limit: passes, accepting or declining a like you received, and a like that makes a match (section 4).
Strehana shows you your limit and how much of it has been used.
Likes without an account
Without an account you can like up to 3 cards. No more are accepted until you sign in, and we invite you to sign in.
Until you sign in, we send nothing. On the website the likes are kept in the open browser tab and are lost if you close it. In the app they are kept on the device.
When you sign in, we send them as ordinary contacts, and they count towards your account's limit.
6. What others see
Cards and room listings are public: anyone can see them, even without an account. Search engines can show the pages of live cards and listings. Cards may also be shown on the Strehana home page.
On your card
Anyone sees your first name, your age (if your profile has a date of birth), your sex (if given), the first photo from your profile (unless you hide it on the card), your budget, your areas, when you want to move in, for how long, the text of the card, your languages, whether you want to look for a home together with someone and whether your identity is verified.
People with an account also see your habits: smoking, pets, occupation, daily routine, guests, working from home and whether you are looking as a couple.
On your room listing
Anyone sees the content of the listing: the description, photos, rent, deposit, bills, rooms, floor, the household information and the approximate location. Next to the listing are your first name, age, sex, the first photo from your profile and whether your identity is verified.
Only you see the exact location of the room. Everyone else sees a point 100 to 125 metres from it, together with the neighbourhood and the city. Strehana does not show the exact address, not even after a match. Whether and when to share it in the conversation is your decision.
Your profile
Only people with an account see your profile. It shows your name, all your photos, your bio, what kind of flatmate you are looking for, your age, sex, occupation, languages, habits, traits and interests, whether your identity is verified, how complete your profile is, how quickly you reply and when your account was last active.
We do not show your email address to other people. Your profile has no phone number.
7. Your content
Rights in your content
The content you publish (photos, texts, cards, listings and messages) remains yours. You declare that it is yours or that you have the right to share it.
You grant Vizium OOD a non-exclusive, worldwide, royalty-free and revocable right to host, store, reproduce and display this content, solely to operate, provide, protect and improve Strehana. The right ends when you delete the content or your account, except for the copies we keep as described in the Privacy Policy, for example a deleted card until the account is deleted, and payment records.
We do not use your content in separate marketing or advertising materials without your prior consent.
Rules for room listings
- List only a room. Listings for whole homes are not accepted.
- List a room only if you have the right to offer it: as the owner, as the current tenant or as someone subletting it.
- Everything in the listing must be true and up to date: the location, rent, deposit, bills, rooms and from when they are free.
- The rent must be the real rent, with no hidden fees.
- The photos must show the real room and home and be yours or used with permission.
- Update or remove the listing when the room is no longer free.
Rules for cards
A card describes you and what you are looking for, and it must be true. You can have one live card.
Photos and location
When you upload a photo, we process it again and its metadata, including GPS coordinates, is dropped.
When you publish a listing, you state where the room is. Others see only an approximate location (section 6).
8. Prohibited conduct
On Strehana you may not:
- publish false or misleading information in your profile, card or listing;
- take part in fraud of any kind;
- harass, threaten or intimidate other people;
- discriminate against people because of race, ethnicity, religion, sex, sexual orientation, disability or any other protected characteristic;
- use Strehana for unlawful purposes or for unlawful housing arrangements;
- send spam or unwanted messages, or advertise without permission;
- pretend to be another person;
- have more than one account;
- extract data from Strehana with automated tools;
- circumvent the security, the payments, the identity check or the contact ladder;
- interfere with the working of Strehana or with the other people on it.
The deck has a filter for flatmates' sex, because on Strehana people are looking for someone to live with under one roof. It does not allow discrimination on any other ground. Every host is responsible for complying with the equal treatment rules that apply to them.
9. Reports, decisions and appeals
Strehana is an online platform within the meaning of Regulation (EU) 2022/2065 (the Digital Services Act). Here we describe how you can tell us about a problem and how we decide.
Reports
When you have an account, you can report a card, a room listing, a single message or a person, from the website and from the app. You choose a reason:
- spam or advertising;
- scam;
- harassment or threats;
- fake account or impersonation;
- inappropriate content;
- illegal content: you can also name the provision you believe is broken;
- other.
We do not tell the reported person who reported them.
When we decide on your report, we tell you what we decided, with a notification in Strehana and by email, with a link to appeal.
Notices without an account
Anyone, even without an account, can notify us of illegal content on the page strehana.com/en/report. You give a link to the content, the reason, optionally the provision you believe is broken, and an explanation. Name and email address are optional. You confirm that you submit the notice in good faith.
If you leave an email address, we confirm that we received the notice and write to you with our decision, with a link to appeal. Without an email address we cannot reply to you.
How we decide
Every report and every notice reaches our team. Decisions on them, and all restrictions, are made by a person. We do not use automated moderation, and we do not hide anything automatically because of the number of reports.
New cards and room listings are published at once, without prior review. Our team can review any card or listing after it is published too.
The only automatic check on text is a technical one: we do not accept a message or an application with text that looks like HTML code.
We can take these measures:
- not approve, hide, suspend or remove a room listing;
- not approve or suspend a card;
- suspend an account until a set date, or ban it.
The ground is a breach of these terms or content we consider illegal.
In case of repeated breaches, for example when someone frequently publishes manifestly illegal content or frequently submits manifestly unfounded reports, a person on our team can suspend or ban their account.
Statement of reasons
When we restrict your content or your account, we send you a statement of reasons. It says:
- what we decided, and about which content;
- the reason, that is the facts the decision is based on;
- the ground: these terms, or illegal content, with the provision if one is given;
- that the decision was made by a person, without automated means;
- how to appeal it within 6 months, with a link to the appeal page;
- that you can also turn to a certified out-of-court dispute settlement body under Art. 21 of the Digital Services Act, or to a court;
- who the service provider is.
For a listing or a card, the statement comes as a notification in Strehana and by email. For a suspended or banned account, it comes by email, because you cannot sign in then.
Appeals
You can appeal a decision within 6 months on the page strehana.com/en/appeal:
- a decision about your listing or card, signed in to your account;
- a decision on your report, signed in to your account;
- the suspension or ban of your account, without signing in, by leaving an email address;
- a decision on your notice from strehana.com/en/report, without an account, by leaving an email address.
There can be one open appeal per decision. A person reviews the appeal. The answer comes by email and, if you have an account, also in Strehana. If we uphold your appeal, we restore the listing, the card or the account.
You can also turn to a certified out-of-court dispute settlement body under Art. 21 of the Digital Services Act, or to a court.
Point of contact
Our single point of contact for the authorities of the member states, the European Commission and the European Board for Digital Services (Art. 11 of the Digital Services Act) and for the people who use Strehana (Art. 12) is legal@strehana.com. The languages of contact are Bulgarian and English.
10. How we order the cards
The deck orders the cards automatically. Here are the main parameters. They are described in detail on the page "How we order the cards" (strehana.com/en/how-ranking-works). This section and that page describe the main ranking parameters under Art. 27 of the Digital Services Act and Art. 5 of Regulation (EU) 2019/1150.
What can be shown
- We show only live cards and listings. We do not show your own card and listings, nor people you block or who block you.
- We show cards and rooms in the places you choose. With no place chosen, the deck is not limited by place.
- For rooms, the rent cannot be above the maximum rent you set. For people, the price in your search matters only if you have a live room listing: then their budget cannot be below the upper limit you set and, if you have no card, not below half the rent of your cheapest free room either. The lower price limit, which can be set in the app, hides people whose budget is below it.
- For people, the filters for move-in date, sex and non-smokers remove only the cards that contradict them. For rooms, the filters for flatmates' sex, smoking, pets and children work the same way. A card with no answer stays, but for the date, sex, smoking, pets and children filters, cards that match all of them come before it.
- For rooms, the minimum rent, the move-in date and furnishing do not affect which rooms you see or in what order.
- The «Verified only» filter keeps only people, and listings of hosts, with a verified identity.
- If you have no live room listing, the only people we show are those who want to look for a home together with someone.
- You see people who have already liked your card even if they do not match the area, budget, date, sex or smoking in your filters.
The order of people
We order people by these parameters, in this order:
- first, people who have already liked your card;
- how well the card matches your filters;
- how close their budget is to the budget on your card or, if you have no card, to the rent of your cheapest room;
- how close their move-in date is to yours or to the date from which your room is free;
- how close their areas are to the first place you choose, or to the area on your card, or to your room, in steps of 2 km;
- how many signed-in people have already seen the card: less-seen cards come first;
- how complete the profile is (section 5);
- how new the card is.
Each next parameter only decides between cards that are equal on the previous ones.
The order of rooms
We order rooms by these parameters, in this order:
- first, rooms of hosts who have already invited you;
- how well the room matches your filters;
- how close the rent is to the budget on your card, if you have a card;
- how close the room is to the first place you choose, or to the area on your card, in steps of 2 km;
- how new the listing is.
For rooms there is no parameter for how many times they have been shown, nor for profile completeness.
Mixing and paid slots
- When the deck shows both rooms and people, every three rooms are followed by one person.
- The paid slots are the second card and then every fourth: the sixth, the tenth and so on. If there are few suitable unpaid cards, a paid card can also be first.
- A paid card must match the same filters as any other card. Money buys the slot, it does not get around the filters.
- When there are more paid cards, the order between them changes every hour.
- Paid cards do not change the order of the other cards; they only move them down by one place.
- A paid card may be shown to you more than once. A paid room listing is sometimes shown again even after you pass it or apply for it.
- A listing can also be featured with a promo code, and a listing or a card can also be featured for free by our team.
- A paid room listing and a paid person card both carry the label "Promoted" and an amber border.
Without an account
Without an account there are no personal parameters: likes, and the budget, date and place from your own card or room. Everyone with the same filters sees the same order, except for the rotation of paid cards.
What you decide
- You choose the places, the maximum rent and the other filters. If you have a card, the deck starts with its places and budget and, on the website, if you have a listing, with the people around your listing. You can remove these filters.
- You pass or like. You can bring back cards you passed (section 4).
Other lists
- Applications you receive for a room: boosted ones first, and they are marked, then the rest.
- Who has liked you: newest first. Boosted applications do not come first here.
- Invites and buddy-ups: newest first.
- Conversations: most recent activity first.
11. Paid services
Strehana is free to use. Likes, matches and messages cost nothing. We offer three paid services:
- Featured listing: your room listing takes a paid slot in the deck (section 10). EUR 4.99 for 7 days or EUR 9.99 for 30 days.
- Featured card: your card takes a paid slot in the deck (section 10). EUR 4.99 for 7 days or EUR 9.99 for 30 days.
- Boosted application: in the host's lists of applications for the room, your application comes before those that are not boosted and is marked as boosted. EUR 2.99 for 7 days. It can be bought for your own application that is still waiting for an answer. It does not change the deck.
Each service is for your own listing, card or application. It starts immediately after payment and ends after 7 or 30 days. Each payment is a one-off: there are no subscriptions and no automatic renewal. The paid services do not guarantee likes, replies or a room.
Paying on the website
On the website you pay online through Stripe, our payment service provider. Your card details are entered at Stripe. We do not receive them and do not store them.
The price you see before paying is the amount you pay.
Above the pay button it says that by paying you agree that the service starts immediately and you acknowledge that you thereby lose your 14-day right of withdrawal. We record this consent with its time and with the version of these terms.
After payment we send you an email at your account's address. It contains the service, the amount in euro, when it starts and when it ends (Bulgarian time), the payment number, your consent to the immediate start with its time and the version of the terms, and our details as the seller. If no consent was recorded, the email describes your 14-day right of withdrawal instead.
Paying in the app
In the app you pay through the App Store or Google Play. The price is the one the store shows. Payment, receipts and refunds follow Apple's or Google's rules. In the app you do not pay us by card.
We do not send an email for purchases in the app: the receipt comes from Apple or Google. If a purchase does not show up, you can restore it from the payments screen in the app.
Promo codes
Sometimes we give out promo codes. A promo code gives a featured listing or a boosted application for free, for the code's period. We do not send an email for promo codes.
Refunds
Strehana has no automatic refunds. If you believe a payment was wrong, write to us at legal@strehana.com.
- When we refund the full amount of a payment made on the website, the service stops at once.
- When we refund part of the amount, the service continues until the end of its period.
- If you dispute the payment with your bank, the service stops.
- When Apple or Google refund a purchase made in the app, the service stops.
12. Intellectual property
The Strehana name, the logo, the design of the website and the apps, the features and all related intellectual property belong to Vizium OOD and are protected by copyright and other intellectual property laws. You may not copy, modify, distribute or create derivative works from them without our express written permission.
We grant you a limited, non-exclusive, non-transferable and revocable right to use Strehana for personal, non-commercial purposes in line with these terms.
The rights in your own content are described in section 7.
13. Liability
Between you and other people
Strehana only connects people. Vizium OOD does not own, manage or let the rooms on Strehana. We are not a party to the arrangements between people and we do not settle their disputes. All arrangements are made by the people themselves.
Rent, deposits and all other payments between people happen outside Strehana. We take no commission.
If someone breaches these terms, you can report them (section 9).
No warranties
Strehana is provided as it is and as available, without warranties of any kind, express or implied. We do not guarantee that it will work without interruption, securely or without errors.
We do not check people's identity, background or trustworthiness beyond the identity check in section 2. We do not guarantee that listings are accurate, that flatmates get along or that any housing arrangement is safe. Checking who you make an arrangement with is your responsibility.
Limitation of liability
To the extent the law allows, Vizium OOD and its managers, employees and representatives are not liable for indirect, incidental, special, consequential or punitive damages arising from the use of Strehana, from disputes between users or from housing arrangements made through Strehana. Our total liability does not exceed the amounts you paid to Vizium OOD in the 12 months before the claim.
Indemnification
You indemnify and hold Vizium OOD harmless from claims, damages, losses and costs (including legal fees) arising from your use of Strehana, from your breach of these terms or from your infringement of the rights of third parties.
14. Deleting your account and restrictions
Deletion by you
You can delete your account at any time from the settings of the website or of the app.
Deletion is immediate and cannot be undone. Together with the account we delete your card, listings, applications, likes, conversations and notifications. Conversations are deleted for the other person too.
We keep some records after deletion, as described in the Privacy Policy, for example payment records that are no longer linked to your account, and the hash of your ЕГН for 12 months (section 2).
Restrictions by us
We can restrict content or an account if you breach these terms or the law, for example in cases of fraud, fake listings, harassment, repeated disputed payments, or if it turns out that you are under 18. The measures are described in section 9.
For every restriction you receive a statement of reasons, and you can appeal it within 6 months (section 9).
While your account is suspended or banned, you cannot sign in to Strehana. When you try to sign in, we show you that the account is suspended (and until when) or banned. The reason is in the statement of reasons.
After termination
When your account is deleted or banned, your right to use Strehana with it ends. The sections that by their nature should survive remain in force after that, including those on intellectual property, the disclaimer of warranties, the limitation of liability and indemnification.
15. Changes to these terms
We may change these terms when Strehana or the law changes. Each version has a number and a date from which it applies. You see them at the top of the terms, and earlier versions are on the «Earlier versions» page.
We publish a new version at least 15 days before it takes effect. Until then, a note at the top of the terms gives the date and links to the new version.
When the new version takes effect and you have an account, the next time you open Strehana we show you a window. From it you can read the new Terms of Service and Privacy Policy and see briefly what changed.
To keep using Strehana with your account, you have to accept the new versions. We record the acceptance with the versions and the time.
If you do not accept them, you can sign out instead. Your account stays, and we ask you again when you sign in again. Even without accepting them, you can download your data or delete your account in Settings.
Without an account, the version published at the time you use Strehana applies to you.
16. Governing law and disputes
These terms are governed by Bulgarian law, without applying its conflict-of-laws rules.
If you are a consumer in the European Union, nothing in these terms takes away the rights that mandatory consumer protection law gives you.
Disputes are decided by the competent courts in Sofia, unless mandatory consumer protection law provides otherwise. As a consumer in the EU you can also bring a claim in the member state where you habitually live.
If you have a complaint, you can write to us first at legal@strehana.com.
As a consumer you can also contact the Commission for Consumer Protection (Комисия за защита на потребителите), 1 Vrabcha Str., 1000 Sofia, www.kzp.bg.
To settle a dispute with us out of court, you can apply to the General Conciliation Commission at the Commission for Consumer Protection in Sofia (www.kzp.bg/bg/pomiritelna-komisiya). Before that, you must first send us your complaint.
You can also challenge decisions about content and accounts before a certified out-of-court dispute settlement body under Art. 21 of the Digital Services Act (section 9).
