Welcome to Strehana, a platform for finding housing in Europe — whether you are offering or renting an entire property, or offering or seeking a room in a shared home with compatible housemates. These Terms of Service ("Terms") govern your access to and use of Strehana's website, mobile applications, and services (collectively, the "Platform").
Please read these Terms carefully before using our Platform. By accessing or using Strehana, you acknowledge that you have read, understood, and agree to be bound by these Terms, as well as our Privacy Policy.
By using the Strehana Platform, you agree to these Terms of Service. Your agreement is established when you:
Access or browse the Platform, even without creating an account
Create an account and complete the registration process
Continue to use the Platform after any modifications to these Terms
2. Eligibility & Account Responsibilities
Age Requirements
You must be at least 18 years of age to use Strehana. By creating an account, you represent and warrant that you meet this age requirement and have the legal capacity to enter into binding agreements.
Account Responsibilities
When you create an account on Strehana, you agree to:
Provide accurate, current, and complete information about yourself
Maintain the security of your account credentials and not share your password
Use only one account per person (no duplicate or fraudulent accounts)
Promptly notify us of any unauthorized use of your account
Identity Verification
We may require identity verification through phone number verification or other methods. Verification badges indicate completed verification steps but do not constitute endorsement or guarantee of any user's trustworthiness.
Strehana provides a platform that facilitates connections between people offering housing — entire properties or individual rooms in shared homes — and those seeking accommodation. Our services include:
Creating and managing listings for entire properties or individual rooms
Searching for entire properties and rooms, and compatible housemates
Compatibility matching based on lifestyle preferences and criteria
In-app messaging to communicate with other users
Submitting and managing applications for listed properties
Strehana is a platform for connections only. We do not own, manage, or control any properties listed, nor do we employ any users. All arrangements between users are made independently.
4. Listings & User Content
Listing Requirements
If you create a listing on Strehana, you agree that:
All information must be accurate and truthful (location, price, amenities, availability)
You must be authorized to list the property (as owner, tenant with subletting rights, or authorized agent)
Photos must accurately represent the property and be your own or used with permission
You must keep listing availability status current and remove listings when filled
Listed prices must reflect actual rental costs with no hidden fees
User-Generated Content
You retain ownership of content you post (photos, descriptions, messages) and grant Strehana a non-exclusive, worldwide, royalty-free, revocable licence to host, store, reproduce, and display this content solely for the purpose of operating, providing, securing, and improving the Platform. The licence ends when you delete the content or your account, except to the extent we are legally required to retain copies (e.g. payment records). We will not use your content for separate marketing or promotional materials without your prior consent.
Content Moderation
We reserve the right to review, moderate, and remove any content that violates these Terms or applicable laws. Repeated violations may result in account suspension or termination.
You agree not to engage in any of the following prohibited activities:
Providing false, misleading, or inaccurate information in your profile or listings
Engaging in fraud, scams, or financial deception of any kind
Harassing, threatening, or intimidating other users
Discriminating against users based on race, ethnicity, religion, gender, sexual orientation, disability, or other protected characteristics
Using the Platform for any illegal purposes or to facilitate illegal housing arrangements
Sending spam, unsolicited messages, or using the Platform for unauthorized advertising
Impersonating another person or misrepresenting your identity
Scraping, crawling, or using automated tools to extract data from the Platform
Attempting to circumvent Platform security, payment systems, or verification processes
Interfering with the proper functioning of the Platform or disrupting other users' experience
Shared-living exception: when listing a private room in a residence you also live in, most EU jurisdictions allow listers to express a preference about the gender of their roommate (and similar shared-living attributes). Strehana supports this through the "Roommates Gender" filter for that scenario only. It is not a license to discriminate on protected grounds when offering an entire property, a self-contained unit, or commercial accommodation — those listings remain subject to fair-housing law. Listers are responsible for compliance with local rules in their country.
6. Payments & Premium Services
Paid Services
Strehana offers optional premium features that require payment:

Early BirdSee newly posted listings immediately, instead of after the standard waiting period that applies to free users
Payment Processing
All payments are processed securely through Stripe, our third-party payment processor. By making a purchase, you agree to Stripe's terms of service. We do not store your complete payment card information.
Refund Policy & Right of Withdrawal
EU consumers normally have a 14-day right of withdrawal under Directive 2011/83/EU. Because our premium services (Featured Listing, Boost Application, Early Bird) are digital services that start immediately at checkout, you are asked at the time of purchase to expressly consent to immediate provision and to acknowledge that you waive the 14-day right of withdrawal as a result. Once that consent has been given and the service has started, the purchase is non-refundable. Refund requests may still be considered on a case-by-case basis for technical issues or billing errors — contact support within 14 days of purchase.
Taxes
Prices displayed are inclusive of applicable VAT where required. You are responsible for any additional taxes that may apply based on your jurisdiction.
Strehana's Intellectual Property
The Strehana name, logo, website design, features, functionality, and all related intellectual property are owned by Strehana and protected by copyright, trademark, and other intellectual property laws. You may not copy, modify, distribute, or create derivative works without our express written permission.
Your Content
You retain ownership of the content you create and post on Strehana. However, by posting content, you grant us a license to use it as described in Section 4. You represent that you own or have the rights to share any content you post.
Limited License
We grant you a limited, non-exclusive, non-transferable, revocable license to access and use the Platform for personal, non-commercial purposes in accordance with these Terms.
8. Privacy & Data Protection
Your privacy is important to us. Our collection, use, and protection of your personal data is governed by our Privacy Policy, which is incorporated into these Terms by reference. By using Strehana, you consent to our data practices as described in the Privacy Policy. We comply with the EU General Data Protection Regulation (GDPR) and other applicable privacy laws.
9. Disclaimers & Limitation of Liability
Service Disclaimer
The Platform is provided "as is" and "as available" without warranties of any kind, either express or implied. We do not guarantee that the Platform will be uninterrupted, secure, or error-free.
No Guarantees About Users
We do not verify the identity, background, or trustworthiness of users beyond our stated verification processes. We make no guarantees about the accuracy of listings, the suitability of roommates, or the safety of any housing arrangement. Users are solely responsible for their own due diligence.
Limitation of Liability
To the maximum extent permitted by law, Strehana and its officers, directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Platform, any disputes between users, or any housing arrangements made through the Platform. Our total liability shall not exceed the amounts paid by you to Strehana in the 12 months preceding the claim.
Indemnification
You agree to indemnify and hold harmless Strehana and its affiliates from any claims, damages, losses, or expenses (including legal fees) arising from your use of the Platform, your violation of these Terms, or your violation of any rights of third parties.
Termination by You
You may delete your account at any time through your profile settings. Upon deletion, your profile, listings, and personal data will be removed in accordance with our Privacy Policy. Some data may be retained as required by law.
Termination by Strehana
We may suspend or terminate your account at any time, with or without notice, for reasons including but not limited to:
Violation of these Terms of Service
Suspected fraudulent, abusive, or illegal activity
Extended period of account inactivity
Legal or regulatory requirements
Effects of Termination
Upon termination, your right to use the Platform ceases immediately. Sections of these Terms that by their nature should survive termination (including intellectual property, disclaimers, liability limitations, and indemnification) shall remain in effect.
Disputes Between Users
Strehana is not a party to any agreements made between users and is not responsible for resolving disputes. We encourage users to communicate directly and resolve issues amicably. For serious concerns, users may report violations through our reporting system.
Disputes with Strehana
Any disputes arising from these Terms or your use of the Platform should first be addressed through good-faith negotiation by contacting our support team. For consumers in the European Union, nothing in these Terms removes your right to bring proceedings before the courts of the Member State where you are habitually resident, or to use the EU Online Dispute Resolution platform at https://ec.europa.eu/consumers/odr/. For non-consumer users, if negotiation fails the dispute may be referred to arbitration before the Arbitration Court at the Bulgarian Chamber of Commerce and Industry; this clause does not apply where mandatory consumer-protection law requires otherwise.
We may modify these Terms from time to time to reflect changes in our services, legal requirements, or business practices. When we make material changes:
We will notify you via email and/or prominent notice on the Platform at least 30 days before changes take effect (or at least 15 days for changes that affect business users under Regulation (EU) 2019/1150)
Continued use of the Platform after changes take effect constitutes acceptance of the new Terms
If you do not agree to the modified Terms, you may delete your account before the changes take effect
13. Listers as Business Users (Regulation (EU) 2019/1150)
If you create listings on Strehana in the course of a trade or profession, EU Regulation 2019/1150 ("Platform-to-Business") applies to you. The following sections summarise the protections it gives you:
Ranking parameters
How listings and applications are ranked is described on a dedicated page that we keep up to date.
Suspension and termination grounds
We may restrict, suspend, or terminate your access if you breach these Terms or applicable law (e.g. fraud, fake listings, harassment, repeated payment chargebacks). Where we restrict or suspend your account, we will provide you with a written statement of reasons unless doing so would conflict with a legal or regulatory obligation.
Raising a complaint
Business users can raise complaints about Platform decisions, technical issues, or alleged breaches of these Terms by emailing complaints@strehana.com. We will consider them in good faith and respond within a reasonable time, free of charge.
Mediation
If a complaint cannot be resolved directly, we are willing to engage in good-faith mediation. A suitable mediator is the Arbitration Court at the Bulgarian Chamber of Commerce and Industry, Sofia (bcci.bg/arbitration-court). The cost of mediation is borne by the parties as agreed in the mediation procedure.
14. Online Platform Obligations (Digital Services Act)
Strehana is an online platform under Regulation (EU) 2022/2065 (the Digital Services Act, "DSA"). The following points summarise our obligations to you:
Single point of contact
For both authorities (Art. 11) and users (Art. 12), our point of contact is legal@strehana.com. The language of communication may be English or Bulgarian.
Statement of reasons for content removals
When we remove a listing, message, or other content you posted (or restrict your access to it), we will give you a statement of reasons explaining what we removed and why, in line with DSA Art. 17.
Contesting a moderation decision
If you disagree with a moderation decision, you can ask us to review it through our in-app reports system or by emailing legal@strehana.com, and we will reconsider it in good faith.
15. Governing Law & Jurisdiction
These Terms shall be governed by and construed in accordance with the laws of the Republic of Bulgaria, without regard to its conflict of law provisions. For users in the European Union, nothing in these Terms affects your rights under applicable EU consumer protection laws. Any legal proceedings shall be conducted in the competent courts of Sofia, Bulgaria, unless mandatory consumer protection laws require otherwise. EU consumers also retain the right to bring proceedings in the Member State where they are habitually resident.
